DGcert® is the first digital platform in Italy offering independent technical due diligence and technical advisory services for real estate buyers, fully accessible online. It is the flagship initiative of RE AD engineering, an engineering firm that, since 2019, has established itself as a qualified technical partner for institutional investors, funds, and international operators, thanks to a multidisciplinary approach and nationwide coverage.
DGcert was created to fill a structural gap in the Italian market: the lack of independent, reliable, and digital tools to protect property buyers — especially those purchasing from abroad.
For the first time in Italy, it is now possible to access — fully online, through a transparent and standardized process — all the technical services required to verify a property’s compliance, condition, and development potential before completing a purchase.
Each service is designed to provide investors with objective tools for risk prevention and investment assessment, helping reduce uncertainty and supporting informed strategic decisions. From planning and cadastral compliance checks to technical feasibility assessments, and from condition surveys to renovation cost estimates (CAPEX), DGcert enables buyers to accurately assess whether a property is compliant, structurally sound, and suitable for future transformation — before proceeding with the transaction.
All verifications are carried out by licensed professionals (engineers or architects), including a physical site inspection, followed by a structured, clearly written technical report that is accessible even to non-specialists. The report provides an immediate overview of the property’s technical condition, highlighting any irregularities, risks, or constraints.
The DGcert model is particularly relevant in the Italian context, where urban planning regulations are highly fragmented, with more than 7,900 municipalities applying distinct local codes and procedures. This regulatory complexity, combined with the widespread presence of unauthorized construction — affecting up to 50% of buildings in certain regions (source: Cresme), makes the real estate purchase process especially complex and risky for buyers who lack independent technical support.

Property due diligence is a structured technical assessment aimed at verifying a property's planning compliance, building authorisations, and cadastral consistency prior to its acquisition. This process ensures that official records correspond accurately to the actual condition of the asset.
The activity includes a detailed review of the planning documentation and permits issued over time, combined with an on-site technical inspection to ascertain whether the property has been constructed and modified in accordance with the approved plans. The objective is to identify any unauthorised alterations, irregularities, or discrepancies that could give rise to legal liabilities, constraints on use, or future obstacles to sale or redevelopment.
In the Italian real estate market, up to 50% of properties exhibit some form of planning or building irregularity.
