Italy at Expo Real 2026
ITA – Italian Trade Agency will be present at EXPO REAL 2026, the leading international trade fair dedicated to the real estate and investment sector, taking place in Munich from 5 to 7 October 2026 at Messe München. ITA will be located in Hall B1, Stand 111, serving as a point of reference for international investors and operators interested in the opportunities offered by the Italian market.
The participation forms part of ITA’s foreign investment attraction activities in Italy, carried out through the Foreign Direct Investment Department and the Invest in Italy programme. The stand will be dedicated to presenting investment opportunities and projects in Italy, fostering dialogue with investors, developers, funds and other international operators, as well as the creation of new partnerships.
EXPO REAL is the 28th edition of the International Trade Fair for Property and Investment and is one of the leading international platforms for the real estate, financial and investment sectors. The trade fair covers the entire real estate value chain, from project development and financing through to implementation and management, bringing together investors, developers, real estate operators, financial institutions, service providers, cities and regions.
The 2026 edition will feature an extensive conference programme focusing on the key transformations and innovations shaping the sector.
The event’s international significance is confirmed by the results of the 2025 edition, which recorded 1,742 exhibitors from 34 countries and approximately 42,000 participants from more than 70 countries. The trade fair occupied 76,000 m² of exhibition space across seven halls.
Germany represents one of Europe’s leading real estate markets and an important point of reference for international investors, developers and operators. Following the correction phase of previous years, the German commercial real estate market recorded a recovery in prices in 2025.
According to the Deutsche Bundesbank, in 2025 commercial property prices in Germany increased by an average of 2.4% compared with the previous year. Prices for multi-family residential properties increased by 2.9%, office properties by 2.1%, and retail properties by 1.6%. In cities of supra-regional importance, the overall increase in commercial property prices amounted to 2.5%.
Regarding new construction, approximately 238,500 residential units were approved in 2025, representing an increase of 10.8% compared with 2024. During the same period, approximately 206,600 residential units were completed, a decrease of 18.0%, highlighting the persistent imbalance between housing demand and supply capacity.

Italien auf der Expo Real 2026
ITA – Italian Trade Agency wird auf der EXPO REAL 2026, der führenden internationalen Fachmesse für Immobilien und Investitionen, vertreten sein. Die Messe findet vom 5. bis 7. Oktober 2026 in München auf dem Gelände der Messe München statt. ITA ist in Halle B1, Stand 111, vertreten und dient als Anlaufstelle für internationale Investoren und Marktteilnehmer, die sich für die Chancen des italienischen Marktes interessieren.
Die Teilnahme ist Teil der Aktivitäten der ITA zur Förderung ausländischer Investitionen in Italien, die über das Foreign Direct Investment Department und das Programm Invest in Italy durchgeführt werden. Der Stand widmet sich der Präsentation von Investitionsmöglichkeiten und -projekten in Italien und bietet Raum für den Austausch mit Investoren, Projektentwicklern, Fonds und weiteren internationalen Marktteilnehmern sowie für die Anbahnung neuer Partnerschaften.
Die EXPO REAL ist die 28. Ausgabe der International Trade Fair for Property and Investment und zählt zu den wichtigsten internationalen Plattformen für die Immobilien-, Finanz- und Investmentbranche. Die Fachmesse deckt die gesamte Wertschöpfungskette der Immobilienwirtschaft ab – von der Entwicklung und Finanzierung von Projekten bis hin zu deren Umsetzung und Verwaltung – und bringt Investoren, Projektentwickler, Immobilienunternehmen, Finanzinstitute, Dienstleistungsunternehmen, Städte und Regionen zusammen.
Die Ausgabe 2026 bietet ein umfangreiches Kongressprogramm, das sich mit den wichtigsten Entwicklungen und Innovationen der Branche befasst.
Die internationale Bedeutung der Veranstaltung wird durch die Ergebnisse der Ausgabe 2025 bestätigt: Mit 1.742 Ausstellern aus 34 Ländern und rund 42.000 Teilnehmern aus mehr als 70 Ländern verzeichnete die Messe eine hohe internationale Beteiligung. Die Veranstaltung belegte 76.000 m² Ausstellungsfläche in sieben Messehallen.
Deutschland zählt zu den wichtigsten Immobilienmärkten Europas und ist ein bedeutender Standort für internationale Investoren, Projektentwickler und Marktteilnehmer. Nach der Korrekturphase der vergangenen Jahre verzeichnete der deutsche Gewerbeimmobilienmarkt 2025 eine Erholung der Preise.
Nach Angaben der Deutschen Bundesbank stiegen die Preise für Gewerbeimmobilien in Deutschland im Jahr 2025 durchschnittlich um 2,4 % gegenüber dem Vorjahr. Die Preise für Mehrfamilienhäuser erhöhten sich um 2,9 %, für Büroimmobilien um 2,1 % und für Einzelhandelsimmobilien um 1,6 %. In Städten von überregionaler Bedeutung betrug der durchschnittliche Anstieg der Preise für Gewerbeimmobilien 2,5 %.
Im Bereich des Neubaus wurden 2025 rund 238.500 Wohnungen genehmigt, was einem Anstieg von 10,8 % gegenüber 2024 entspricht. Im selben Zeitraum wurden rund 206.600 Wohnungen fertiggestellt, ein Rückgang von 18,0 %. Dies verdeutlicht das weiterhin bestehende Ungleichgewicht zwischen der Nachfrage nach Wohnraum und den verfügbaren Angebotskapazitäten.
