EXCLUSIVE: ROSHN’S REVOLUTIONARY IMPACT ON SAUDI ARABIA’S REAL ESTATE LANDSCAPE

Since its foundation in 2019, Saudi Arabia’s national real estate developer ROSHN has swiftly emerged as an influential player in the kingdom’s housing sector. With four groundbreaking developments spanning Riyadh, Jeddah, and Al-Ahsa, ROSHN has become synonymous with innovative, integrated communities that are shaping the future of Saudi living. In the race to realise Saudi Arabia’s Vision 2030—where 70% home ownership is a key target—ROSHN’s relentless efforts and strategic planning have put it at the forefront. The company has unveiled two new projects: WAREFA in Riyadh’s Al Janadiriyaah district and ALFULWA in Al-Ahsa, earlier this year. These projects, building on the success of previous developments like SEDRA and ALAROUS, further highlight ROSHN’s commitment to sustainability and integrated living, hallmarks of their signature design principles. ROSHN has launched four groundbreaking developments in Riyadh, Jeddah, and Al-Ahsa, since its inception The WAREFA is not merely a project, it’s a step toward creating a sustainable, integrated community, integral for Al Janadiriyaah’s growth. Meanwhile, ALFULWA underscores the commitment to transforming the Eastern Province’s urban landscape. By 2030, they envision communities centred around nine cities across Makkah, Riyadh, Eastern Province, and Asir. The  goal is to invest $109 billion to build communities that house over 2.2 million people. In line with its vision, ROSHN announced the signing of eight contracts worth a total of $2.13 billion , partnering with domestic and international companies, including China Harbour Engineering Company, Shapoojri Pallonji & Company, Ansab General Contracting Company, Tatweer Building Company, CITISCAPE Group, Al Kifah Pre-cast Company, Haif Company, and ABR for Contracting. These collaborations aim to enrich the lives of ROSHN residents and raise the bar for real estate development in Saudi Arabia, with initiatives ranging from infrastructural developments to the construction of schools and plant nurseries. In addition, the developer’s unwavering commitment to creating a greener future aligns perfectly with the Saudi Green Initiative. they plan to plant over one million trees across the projects and minimise the resource consumption and carbon emissions. ROSHN’s communities ALFULWA in Al Ahsa will have 18,000 units and 10.8 million sqm WAREFA in Riyadh will have 2,000 units and 1.4 million sqm ALAROUS in Jeddah will have 18,000 units and 4 million sqm SEDRA in Riyadh will have 30,000 units and 20 million sqm (ICE RIYADH)
