OMAN'S REAL ESTATE MARKET IS POISED FOR SIGNIFICANT GROWTH

  Oman's real estate market is poised for significant growth, with plans to deliver 62,800 new residential units by 2030, including 5,500 in 2025, in alignment with the country's Vision 2040. This national strategy aims to diversify the economy by reducing reliance on oil and expanding non-oil sectors such as tourism, infrastructure, and hospitality. The country's population is expected to grow from 5.3 million to 7.7 million by 2040, fueling strong demand for housing. Although around 1.1 million residential units are currently available—mainly in Muscat, Al Batinah, and Dhofar—analysts estimate an additional 340,000 homes may be needed by 2040 to maintain a sustainable 90% occupancy rate. Occupancy levels remain healthy, averaging 85.2% across the country, with villas performing better than apartments. Oman's tourism sector is also expanding rapidly, with 5,800 new hotel rooms and 35 new hotels and resorts planned by 2030. In 2024, the country's airports handled 14.5 million passengers, while hotel revenues rose by 6.1% and guest numbers surpassed pre-pandemic levels. Integrated Tourism Complexes (ITCs), which allow foreign freehold ownership, are key to attracting international investment, offering more affordable prices than other Gulf markets and competitive rental yields between 5% and 8%. Prices in these ITCs range from OR800 to 1,100 per square meter for apartments and OR750 to 1,000 for villas. Branded residences, such as those by Tivoli, St. Regis, and Mandarin Oriental, are also emerging to cater to premium buyers. With a stable BBB- credit rating and growing investor confidence, Oman's real estate and tourism sectors are well-positioned for long-term, sustainable development, though experts caution that proactive planning will be essential to keep up with demand.
