Vietnam has reaffirmed its position as one of the most cost-competitive industrial and logistics hubs globally, according to Cushman & Wakefield’s 2025 Waypoint: Global Industrial Dynamics Report. Among 127 global markets surveyed, Vietnam ranks in the most affordable tier for industrial rent, labour, and energy—three core factors driving investment decisions. Despite a 70% increase in rental rates from 2019 to 2025, industrial leasing remains attractive, with monthly logistics rental averages at US$5.3/m² in Hanoi and US$4.9/m² in Ho Chi Minh City. Labour costs are under 25% of the global median, making Vietnam one of the most affordable talent markets in the Asia-Pacific. Additionally, Vietnam's industrial electricity rates are among the lowest globally—only higher than Indonesia and Nigeria. This competitive cost profile continues to draw manufacturers and logistics investors looking to optimise production, secure supply chains, and strengthen regional distribution amid shifting global trade dynamics.
