SHARJAH'S REAL ESTATE MARKET IS EXPERIENCING A RECORD BOOM IN 2025
Sharjah's real estate market is experiencing a record boom in 2025, with property transactions rising 58% year-on-year to AED44.3 billion ($12.1 billion) in the first nine months, surpassing all of 2024's totals. The surge is driven by a 62% increase in foreign investment following the emirate's 2022 freehold reforms, attracting a more diverse mix of buyers from India, Pakistan, Europe, and beyond, alongside UAE nationals. Demand is strongest for villas and townhouses , supported by large-scale developments from developers like Arada, IFA, and Alef Group. Rental yields average 5–6% for villas and around 8% for apartments , comparable to Dubai but at lower entry prices. Despite the record growth, Sharjah's market remains relatively balanced, with limited oversupply, making 2025 the emirate's strongest year on record while expansion is expected to moderate in 2026.
