DEMAND FOR NEW BUSINESS-CLASS APARTMENTS IS INCREASING IN KYIV: THE SHARE OF TRANSACTIONS THIS YEAR HAS RISEN TO 20%.
The share of business-class sales in Kyiv’s primary market has grown to 20-22% in 2025, up from less than 10% in 2023, according to a report by the Greenville development company. The average price per square meter for these apartments now reaches $1,700. Meanwhile, the share of investment transactions remains low, as demand is mostly driven by buyers seeking housing for their personal use. Experts predict that prices will continue to rise due to the significant shortage of new housing that emerged after February 2022.“For every five completed complexes, only one new one is started, which threatens a housing shortage in the next three to five years. If demand stays relatively stable, then the supply cannot keep up: Developers are cautious because of limited financing, a shortage of workers, and rising material costs. In such a situation, prices tend to increase almost automatically – averaging 15-25% annually, regardless of seasonality or inflationary changes”, experts explain.It is expected that winter prices will increase by another 5%, depending on location, readiness level, and available infrastructure within the residential complex.
