UKRAINIAN WAREHOUSE MARKET REBOUNDS TO PRE-WAR LEVELS ON STRONG LEASING DEMAND
According to Expandia, 215,000 square meters of new warehouse facilities were added to the professional market in Kyiv last year, doubling the amount from 2024. This marks the highest level of new space commissioned since 2008, indicating a recovery from the losses incurred during the war due to extensive aerial attacks. Experts noted: “The warehouse segment proved to be the driving force of all commercial real estate, with indicators reaching pre-war levels”.The total supply of warehouse space available on the market now stands at nearly 1.6 million square meters. Demand also remained strong, with 220,000 square meters leased, reflecting a 30% increase annually. Expandia attributed this activity to a critical shortage of available space, as many facilities were destroyed; in the Kyiv region alone, 23% of warehouses, approximately 500,000 square meters, were lost. Additionally, new tenants have entered the market, particularly companies relocating from the southern and eastern regions of Ukraine.
