KYIV WAREHOUSE DEMAND SURGES 30% IN 2025, MARKING BUSIEST YEAR IN A DECADE

According to EXPANDIA, last year was the busiest for Kyiv’s warehouse real estate market in the past decade. The volume of space sold last year reached 217,000 square meters, a 30% rise compared to 2024. The surge in demand was mainly driven by leasing in newly built warehouse facilities, reflecting the fulfillment of deferred demand for large spaces and tenants replacing warehouses that have been damaged since 2022.Retailers accounted for 51% of transactions, logistics operators for 44%, and pharmaceutical and medical companies for 5%. In terms of new warehouse developments, 2025 was a record year with 216,000 square meters of new space, the largest figure since 2008. The total amount of available supply increased to 1.57 million square meters, a 12% rise, returning to pre-war levels.Analysts note that the anticipated supply for 2026 remains high, with projections of 90,000 square meters of warehouse space.
