Nairobi is projected to become Africa’s largest metropolitan area by 2050, with its population expected to grow from 15.95 million in 2025 to 57.2 million, surpassing Cairo and Lagos. This rapid growth is driven by urbanisation and migration as people move to the capital in search of employment and better opportunities. The population increase will place significant pressure on Nairobi’s infrastructure, housing, public services, and job market. Kenya’s devolved system of governance was intended to promote balanced regional development and reduce migration to Nairobi, but the capital continues to dominate the country’s economy, contributing over a quarter of Kenya’s GDP. The article also highlights broader challenges facing urbanisation across Africa. Unlike Asia and Latin America, Africa is urbanising at much lower income levels, limiting the economic benefits of city growth. Low investment in infrastructure has resulted in congestion, inadequate transport, poor water and sewerage systems, and rising housing costs. Limited road networks, weak urban planning, insecure land tenure, and a housing deficit of about 120 million homes further worsen living conditions.
